Theaters, car dealers, service based businesses, etc may not make it very long either, further driving down real estate.Basically, there's going to be a lot of downward pressure on commercial until this is over, and a lot of stuff may never recover if it lasts long enough.

Once you start doing more then you will become a target for the IRS and they will consider you a dealer so you will for sure be taxed as regular income.

Now, I know Dave says he doesn't, but being a MB or institutional dealer makes a big difference, it's different in some areas of a regulated entity and some guy off the street, you're not going to carry as much water and a bank may just move forward with a private note holder.
