I have heard a lot of investors swear against forming an S corp to hold their LLCs but I am not a professional in that sector so I would like to know as well. 

What sector of real estate?

Detroit's; 2X the size @ 700k pop, +80% African American, 10% white non-hispanic, single industry automotive focused, for a start.Cleveland's; 300k population, 50% African American, 40% white non-hispanic, and carries health care, insurance, manufacturing (Probably 70% non-auto), and financial sector jobs.

That said, I don't see a "national rent control" as being a threat to residential real estate as a sector.

Fujitsu used to have a campus in Gresham, but it is closed now and there just isn't the growth in that sector that there once was. 

But the low income sector has been ignored since 2008-2010 recession and duplexes are the HOTTEST COMMODITY IN THE AUSTIN MSA.  

If you are open to work remotely, there are lot of CPA firms in NYC area who are specialized in this sector.

However, the community was very dependent on the manufacturing sector for jobs.  

A year ago you would see prices around 55-70k, and today your seeing 80-110k for homes, exactly the same numbers Cobbs was at a year ago.Section 8 rent is a very lucrative sector to get into with 19143 (west+southwest) + 19132 (strawberry) pulling the same numbers in group 1.
