We did some peculiar things with the mods including omitting the typical ceiling frame on the first floor mods, balloon framing floors within the mods to create loft spaces and designing 15'-0" tall mods that required special carriers to transport.

Some people have their own WD, but unless you're in a C-/D area, most will not have  their own fridge.. even if the  potential tenants like the place, they gotta budget another$500-$1K for a fridge, who wants that's expense, let alone transporting it!

Don't even use the word "investment" say opportunity, your participation, our partnership arrangement, anything but calling your deal an "investment".What you are doing is providing that person with an investment prospectus of an unregulated security, you are showing your intentions which may be construed as being relied upon for their investment.
