Other people will have a short lease and then a ton of addendums attached for pets, no smoking, late payment penalties, 3 strike policy, parking policy, and so on.

You can't jump into rentals and think you'll strike it rich.

I guess it depends on what your goals are but this doesn’t strike me as a particularly good deal.  

Just imagine telling HD that you have a three day window to lay new carpet starting in two days; they aren't that flexible.We replace carpet with almost every tenant, and tenants don't generally stay more than a year before disaster strikes them, so we get the low income landlord special, the cheapest they have.

I should add that the house was built around the same time as the one I recently purchased, and all the rehab work that I've been doing on this one will be very similar to what needs to happen in this other house, which strikes me as an advantage.

Other strikes against the OP getting funding: lack of experience; uncertainty of numbers - for rent, ARV, repairs; dollar amount of ARV and the loan.

I would file asap, I'm assuming you aren't the only one on the block who got hit and you had no way of knowing that a tornado was about to strike.
