I would not move and turn it into a rental until it can support itself with positive cash flow, though ... if after 2 years it won't and you need or want to move, then sell and take your profits tax free.I would suggest that folks from high cash flow, low appreciation neighborhoods that are spouting advise that may work in their neck of the woods, may not be successful applying the same strategy in a completely different market.

However I will not stick my neck out for people involved in theft or other malicious crimes.

So here is my back story and my current situation:I am actually residing in New York, living in Great Neck Long Island. 

And as I said before, this rule only exists because of the prevalence of wholesalers moving homes around in this neck of the woods (southern Michigan).The suit filed against my company appears to be identical to those in the video... $75k in damages against the wholesaler, and $25k against the resident. 

I agree with Bryan, we did a flip this summer and had orange peel on ceilings - seems to be a thing right now in our neck of the woods. 

After my neck and shoulders recovered...I found a guy to do it for 1$ a square foot...and decided paying the 500$ to finish the job was a better solution for me.  

Offering full ask then negotiating discounts after the fact is nothing new, the problem, at least in my neck of the woods, is that you often may not get the discount and thus have to back out which hurts your reputation.

@JOAN DICKIE, I have a $100K rental in Jeff's neck of the woods and we plan to resurface the countertops with a spray on faux granite finish from one of the re-bath franchises, if that comes out well enough we'll do it again in a little higher priced property.

Will this break neck rate continue?
