If you're able to complete two at a time then perhaps using some cash and some loan would be the way to go in order to enable you to scale more quickly.

Look for smaller multi-family homes or single-family homes with a suitable layout that would enable you to either rent out a room or have roommates.

Since we only had two tvs enabled, we could provide Sling allocated at $20 per property. 

Most importantly, it's important that the changes you're making will enable you to charge higher rents or to have a greater likelihood of keeping tenants.  

As a Christian I have a big heart and am a big believer in helping people but not enabling people as you will just reinforce that type of behavior. 

This is the area that I have always focused on in my REI business and it enables me to convert deals that my competition isn't because they are not focused on the high-quality leads. 

We would prefer the software to enable us to call or text and operate via VOIP.

The best thing I can offer from my experience and learning from others is twofold:1) Use syndication to do multiple house hacks throughout the year (1-48 houses per year) b/c coliving + househacking enables this. 

This would allow them to secure additional financing outside of the appraisal value, potentially enabling the deal to move forward.4.

The nice thing about multiple upgrades is that they can be significant enough to increase the value of the property and enable you to refinance or use a HELOC to pull the money out while enjoying the increase in rent.
