CAP EX is not a function of effective gross revenue...may be clouding your numbers. if you are looking at Cash-on-Cash returns, the only accuracy is for YR.1...then CAP EX is simply a set aside (out of pocket expense)...then start collecting CAP EX in YR 2...But I digress, the 50% "rule" might hold true for some properties, it just depends...are you using leverage to acquire properties...are you definitely using a property manager, what condition is the building in...are you doing a renovation, is 5% vacancy in tune with your market...lot's more questions to ask.I tenant proof rentals so there is no maintenance above anything general for the first 5-10 years...more cash out front, but in this scenario the 50% "rule" is irrelevant.
