In terms of inspections, the standard FNMA addendum states:"On or before ten (10) calendar days from the Acknowledgement Date, the Purchaser shall inspect the Property or obtain....not later than ten (10) calendar days from the Acknowledgement Date...the Purchaser will provide written notice to the Seller of any items disapproved."

You have before pictures and video, you have after pictures and video and you have an itemized sheet that they acknowledged and signed at move in.I would also recommend when the tenant gives their 30 day notice that you send them the pictures and video of the before and remind them how the home looked when they moved in and how you expect it to look when you get it back

Account ClosedDamage from moving is part of the cost of doing business and why you do the following:1) take a security deposit;2) conduct a pre-move-in inspection with the clients and have them sign an inspection report [an example can be found here].3) conduct a move-out inspection when the tenant vacates and have them sign the move out inspection report and acknowledge any damages.The decision to rent furnished is another matter entirely and one you would make based on your location and intended target clientele.

Be sure to get it in writing that he acknowledges that you did not receive his original deposit and you will not be returning it; write it into the lease and get his signature.
