@Tammy Patching are you looking for long term lenders on turnkey properties, rehab loans, etc? 

New boiler, new water heater, carpets on 2nd floor and refinish the original wood floors on the 1st floor, patch and paint throughout.

., the steel "bumped" the backside of the beam pocket when it was being placed; the weight of the steel can easily do some damage on an un-reinforced section of wall like that).Time and/or the freeze/thaw cycle, may have eventually popped it loose.If the beam has proper bearing on the foundation, then this may need little more than to simply be patched properly.  

Look over roof for patched work, discoloration, 'sink' areas, etc.

We only deduct damages (past due rent owed, late fees owed, patching hole punched in wall, unpaid garbage bill that city will attach to property, etc)

To me, nothing better communicates "we've given up on this place" than a kidney shaped patch of grass surrounded by decaying pool decking!

This will give you plenty of money to do most anything with your business and know that you will stay afloat in a rough patch.

Once removed you'll need to replace the plywood and shingles on your roof, drywall the hole in the ceiling, build up new subfloor, and finally patch the flooring you have currently. 

Is this one where we could patch it all up to make it look right for the appraisal, and fix it for real afterwards - made possible by the fact that you're only out of pocket 10% down?

It's great, no scratch and can be easily patched and replaced if needed.
