It'll take a few decades to recoup those savings, but I hope to hand this farm off to my kids one day.For all of the people interested in the figures, here are some of our breakdown of costs:Electrical rough in and finish for 2800 sqft living area + 1600 sqft basement = $12,430Rough plumbing for 2800 sqft living area = $5,000Mechanicals (8 LG ductless minisplits with 4 ton condenser) = $15,500ERV (ventilation) = $1100 + labor (TBD)LP Smartside lap siding + Benjamin Moore Aura paint + cedar tongue and groove 1x6 STK + Sikkens Cetol stain to cover roughly 3400 sqft = ~$11,000 (materials only)Here some more pictures:We still have to install the battens to cover the seams, which should add a nice shadow effect.

This is not an updated unit, but it is very well cared for, has nice landscaping, the original character of the house shines through with things like a huge wall hung sink, built ins, stained glass, and I include all appliances.

Once inside I could barely see anything as she had no lights on or bulbs and the windows were covered with black sheets, what strick me immediately though was the washing machine in center of the living room with no drainage, water was just running out on the wooden floor, the place was hot and stinky, she had no furniture of note just clothe in the corner of every room, the bathroom sink was stained with purple dye which was the color of her hair.

Tile is the most durable floor and Fusion grout never stains or needs sealing and best if all, it is a consistant color because it is premixed so even a very dark grout has no efflourescence.

We use the following protocol on a unit that we suspect pet damage and we will require evidence in case of court, i.e, pictures.When we do the move out inspection we will pull any area of carpet back to reveal stains on the backing from pet urine that the resident denies they had.
