This would allow me to learn from an expert in the field while simultaneously building up some extra cash for future investments.Invest in a house that is in a less desirable area and generates less cash flow then the other two options, but may be 'easier' to manage than dealing with HOAs and mobile homes.I have been educating myself via biggerpockets, books, blogs, and videos for a few months now and I plan to further my education prior to starting anything, but I am struggling with coming up with a direction to focus my efforts on.

You will still have the buyer's agent that find the house through the MLS and you have to pay them (figure that into your numbers), and, you are right, you can't schedule simultaneous showings; however, by doing your own advertising you will find some buyers on your own and you can schedule multiple showings that way.I list on MLS (when retailing) for exposure and hope we find our own buyer (hopefully without an agent) before it sells through the MLS.

Ask them if they are investor friendly/deal with cash transactions/do assignment contracts and simultaneous closings.Once you know they can close the way you want you can get your contracts in order...I would get a state legal purchase and sale contract and assignment contracts.
