One approach you might consider is to bring on an in house property management platform such as buildium for the operations of what a PM does and look to hire a part time or full time maintenance person that can address routine maintenance,show properties, coordinate with other contractors for other work beyond their capability and prepare units when their is turnover for new tenants.

You need to know which; what that "cost" is to you; and typical current average costs for routine items such as changing a water heater, toilet, or faucet; basic drain stoppage clearing; replacing a ceiling fixture or ceiling fan; repairing typical windows/screens; appliance service call charge (just to show up, this would be plus actual repair cost), etc.

In my opinion you cannot file ejectment if you cannot serve the lawsuit papers on the defendant(s).Other attorneys do this routinely, and ask the court to grant service by publication.Again, in my opinion (and others may disagree with me) the only time you are allowed to get service by publication under Rule 4.3, Alabama Rules of Civil Procedure (reprinted below.)Ejectment is not a claim that is historically equitable.
