In the units that we have renovated in my market, the thing that got us the biggest “bang for our buck” was adding washer & dryer hookups, adding new vinyl flooring or refinishing old hardwood flooring, new paint job, new appliances, countertops, & cabinets in the kitchen, & repaving the parking lot. 

I just used some on a free table I got with a wood top that I thought I might have to sand and refinish, and tried the restor-a-finish first, and I was really impressed. 

I have good tenants and I budget for light refinishing (buff and recoat) every few years.

If i have hardwood, i just refinish them.If you already have hardwood though, I would keep it.

It is a historic home, like ours, that would need the hardwood floors refinished, update the kitchen completely, new paint, fix a gasline issue, and do landscaping (estimating $15,000 in repairs).

Next time you refinish the floor consider going to a satin finish.

Get a $25 gallon of rustoleum white and refinish it with that

Repaint, refinish floors, update aesthetics, fix imperfections/wear and tear, new appliances and landscaping.
