That acct is going to go to $0 very fast so you'll keep having to top it off from your personal checking and savings accts, which just adds many extra steps.Whats wrong with having the tenants deposit rent into the same checking account which is used for paying the recurring expenses on the property?

You also have the recurring costs of keeping the LLC open.Insurance is pretty cheap and makes for an easier life.Get insurance... do the right things by your properties and tenants to minimize any reason to sue you... and you're good to go.

Told him to check the references at the downstairs coffee shop for verification, he thanked me and assured me that in their hometown in Missouri, it was a dangerous city, thus the concern.....I have no clue what they do in Missouri and I can't imagine it's what he thinks it is but it sure made me aware of how visiting an unknown place causes certain anxieties in people, mostly unfound but not always.
