Personally, I consider that to be a little optimistic.

You need not be too pessimistic or too optimistic here.

I am asking my tenant to reach out to her bank over this, but from the replies seen here I am not very optimistic.

According to the BP rent calculator I should be able to rent it out for around $1,000 per month (being little optimistic).  

However, I'm an optimist and I'd rather look where no one else is looking.

Looking backward, it is very accurate and can be used to show just how optimistic your numbers where when you bought.
