Some havnt gone through in their entire investmnet career thinking I did the wrong thing.But the amount of experience and knowledge I gained in my first year of real estate I will forever be grateful, because that sent me on the path to achieve my goal to retire from my job at the engineering firm before I hit the age of 30 and I am grateful for all the sacrifices that I have made and all the friendships I have gained in the multiple events that I went to.In the next chapter for me that led me to quit my job is that I matched my W-2 income with my passive income, and I was able to purchase a small business that I am currently operating which is a signage and banners business.

While the account will float up and down, this figure seems to work out pretty well to absorb both the minor repairs, and the occasional bigger one.

And while I have the reserves to float a longer lease up for the storage deal, the prospects for much longer stabilization period and slower growth in population/rents in that market suddenly make the deal seem less attractive.Because my 1031 cost basis is so low, I'd pay basically 45% in cap gains if I don't close on either deal.

If things start to go wrong with a 1-4 unit complex its much more likely you can float the expenses for a bit of time without income from the property, once that unit count grows that dollar amount becomes more intense (but so do the payouts).
