My thought was that it could be picked up for $113k today on a lease option, the lease could be sublet to a tenant who will pay the mortgage and provide cash flow, it is in a market where prices are rising, and when it is time to exercise the option to purchase the value of the house would be higher than the $130k comps are showing today.

) - Vacancy rate is 8.33% (I believe this is conservative for the area) - Insurance increases up to 3% each year after the first year - Property tax increases up to 2.8% each year after the first year - Condo fees increases up to 5% each year after the first year - Interest rate increase after 5 years and stay steady at 4%I am not sure if if it is a common practice to look that far in the future, since it forces me to make a lot of assumptions.All I know is that it's a fun exercise and it gives me an idea of how much of a rent increase I'd need to make this happen (in this example, a yearly 1.3%).I still have a few unanswered questions that I'd like to hear your take on: - This specific townhouse I'm looking at is part of a low income area, is it something I should be afraid of?

I don't plan on exercising the "advanced strategy" just because there wouldn't be enough runway to execute and it does sound risky.With regard to the bidding service, I did speak to one and I know that they are trying to sell themselves but they implied that the professional bidders basically collude with each other...not only taking turns to keep prices lower for themselves but also bidding up prices when there is a newbie there to "educate" them.
