Tenant X acknowledges that they are solely responsible for returning any monies due to tenant Y.Again sign and date.Obviously if you're not under the gun dealing with the move out right now then do the first one to keep from having to figure it out later.

And Tom Goans I think that in order to achieve some sort of an even ground in your argument, it would serve you well to acknowledge that it is indeed easier to be debt free for a 3rd Generation Investor and Developer - it is Tom :)_May be you can have this argument with my kids in 30 years or so lol
