If I update the target house it will be the best house in the area even with a slim budget.

The same thing is going on where I live in PA, but not because it is an overly desirable area- just because there are investors that will do a rehab for REALLY slim profits.

However, as others have mentioned on this forum, there seems to be slim pickings in that area right now (because of the squadrons moving in from Hawaii), especially for a relatively young beginner like me.

Jeff, Not trying to rain on your parade… But you buying it from them prior to it being listed… Well… Is slim to none.

The problem I have seen with many single family homes is extremely slim profit margins, meaning that one major repair will eat up all your profits for a year or more.

On a 200 k ARV property it seems that I hear a lot of investors talking about making a minimum of 20 k profit, but 20 k profit on the 700 k ARV deal seems very slim.

In regards to Brewerytown, the area is evolving toward new rehab and or new construction - multi's are slim pickings for House Hacking.

@Andrew Merritt you are certainly right about Charleston, slim pickings right now.

A LLC with several years of history may have a chance with a bank but the chances of approval are still slim.
