Hey @Matteo Foglieni - I don't think you are wrong at all.....you can make good returns on any sector of real estate in Chicago including condos. 

So now we have a massive housing shortage and there’s not even enough construction crews or contractors to the point we’re seeing some coming in from out of state, and they couldn’t keep up with the demand for those who already lived here to begin with.A notable amount of people who work in the tech sector who work remotely are coming in as well.  

Maybe something like median salary, number of new residents, job growth by sector.

Is it diversified industry or just one sector that's growing?

In addition to population growth and job growth, I am looking at:- Unemployment and poverty rates- Job sector diversity and service industry growth - Foreclosure and vacancy rates - Local leadership and vision for future growth - Average age of residents, % of ages 18-65 in the workforce- Rent to purchase price ratio (purchase price / average annual rent total)
