Hi Heidi,Many people put 1" cheapy blinds in units in "Lower Socioeconomic Areas", and 2" cheapy blinds in units in other areas.The 1-inchers can be had cheaper than the 2-inchers and the residents (and their visitors) tend to be "Harder on the Units" in "Lower Socioeconomic Areas" than they are in other areas (causing more damage).Ultimately it comes down to what do you have to put in to be able to attract the type of applicant you want.Also, in some cases "No Blinds" or "Curtains" will lead those with little money left over from their monthly spending to drive rusty 16d nails into the wall to hang blankets from.

I dislike attending seminars since they're usually always pushing towards some kind of marketing funnel to sign up for and upsell visitors. 

To Appease their concern; I suggested that ANY and ALL on site visits to view the property would be supervised and that ALL visitors would be required to SIGN a Waiver Disclaimer - releasing US (as the Buyer/Wholesaler) and the Property owners/Seller from any liability.

And the children got the properties tax free then they passed.Or you could purchase a managed vacation rental somewhere that you like to visit or may want to retire to someday. 

Maximizing amenities that visitors in your demographic might like helped us when we first started.

There's also been much needed improvements done at Third Ward Park which should attract more visitors to the area.

With an estimated 2 million visitors annually, Annapolis ranks as one of the top tourist destinations in North America.

I highly recommend considering any market that gets a high number of visitors.

Staying in vacation areas with strong visitor counts are your best bet.

A bunch of people have screamed real estate bubble & crash since 2015 (including me).
