Hi @JP K.Scottsdale is great area for short term rentals due to the strong tourism of the area.

 I'm reading a new book called "Principles" by Ray Dalio and his first principle is "Embrace Reality and Deal with it", this is in line with my personal principle of "Accurately comprehend reality and respond appropriately to that reality". 

Other than the Marine Base that was previously mentioned, the tourism industry and retirement community is continuing to grow.

I want to be able to travel, inbed myself in some foreign cultures... a deeper look than tourism. 

If people want to live in big states with flat lands and no tourism, limited career options and extreme weather, more power to them.

The common characteristics that I see are enduring ambition/work ethic, emotional resiliency, embracing change, accountability (ownership) and a willingness to help others and subvert your own personal goals to the goals of the organization. 

If I remember right their employment base in Texas is a little higher now than in New York.I do have hopes that tourism will come back. 

Yes some areas will be hurt like San Francisco and many areas that depend on tourism but many areas will continue to have high demand and low supply causing prices to continue to rise.

I just need to learn to embrace the idea that spending money on an investment property, and carrying debt that makes me money, is entirely different than financing a new sports car, or putting a vacation on a credit card.
