I used to think the whole "positive thinking" thing was kind of lame, but after incorporating the miracle morning and actively working on Positive thinking, I've noticed a major difference in my productivity and I am more willing to tackle my goals.

If you can't tackle and overcome ALL three of these you are throwing money into a very deep pit.

Water $1200 - taxes $2000 - Insurance $2000 - PM Fee $1,740  leaves you $10,460.Lets tackle PM first:  Most OOS investors (or hands off locals) think a PM is just the 10% - WRONG! 

Maybe even put something together to tackle this as a team if interested.

There are many times things like new roofs, windows, flooring, cabinets, drywall and things like that I don't mind tackling.

If you've got buyers, you've tackled the most difficult part, currently.

Hello everyone,I have not focused any attention on multi-family know-how here on BP since I didn't see myself having the resources to tackle such a project as a new investor. 

Those folks are educated and want to maintain that direct relationship w/the investor they brought in the deal so alleviates the lead sponsor from dealing w/a lot of basic questions and only having to tackle the more challenging, isolated ones.
