This tells me in my business, I have the opposite of the "spray and pray" approach with placing offers.

Spray a weed killer and pre-emergent as required to control weeds.

Clawing furniture, spraying etc plus the significant amount of dander.

The seller was well aware of the bee problem, but probably have sprayed the bees before inspection, though I don't have proof (neither the termite inspection or home inspection reported bee problem).

Jarred - I'm probably not the traditional seller you are looking for when asking this question, but in the past, I would cover all of the closing costs that their lender would let me cover and often part of the agents commission as well.
