@Paul Ewing The stuff they sell at HD and Lowes in a plastic bottle, that is then wrapped in a ziplock type bag screaming death on it works well also.  

They scream, insult, deprive them of food and sleep, and spend countless hours training the recruits on mind-numbingly stupid tasks like making beds or marching formations. 

A homeless man screaming obesities at passerby's may be an attraction for the TikTok crew.It will be different.

You know, that group of like 20 college kids who scream about Columbus, Ohio being the single greatest place on earth ALL.

However, I worked for an appraiser while in college and moved a lot in my youth, so I think real estate is in my blood.  

Not their fault and certainly not something I was going to run to BP and scream about. 

Sometimes a great tenant can move in and then get involved with a reality TV drama queen who screams and throws furniture in the hall (happened to me more than once). 

I just didn't call back anyone who sounded like they were calling from a bar or who had someone telling them what to say in the background, or who were screaming at their kids - you don't have to rent to anyone who does these things.Your job is to discriminate.  

there are parts that have and do and have done better.. but its a long game cant take a snap shot.. like if you bought in 07 peak and sold in 2011 probably lose money you bought in 2011 for the 900 or 1 mil would have sold for then. you make massive gains the last 9/10 years. its kills me to write this out and the shoulda woulda coulda just comes screaming back..
