In NLV the city gets involved in trash/sewer/recycling/water and can lien your properties.

BRRRR might help you recycle cash and be more effective long-term, but you have to add far more hustle into the equation to make it happen. 

Hey, @Anthony Norman I know a few people that recycle their HELOC to keep building their portfolio.

I’ve seen some properties getting recycled too.

They removed their recycling fee, but replaced it with a much steeper garbage fee(which was really a tax hike as taxes once included garbage but no longer do.)

Plus, based on what I hear about what so-called "gurus" are charging for advice they hear from me and then recycle without really understanding what they are saying, my prices  are bargain basement!

Since your goal is cash flow I'd be looking for a duplex, triplex or 4plex.Whether it's conventional financing or seller financed I'd be looking for a value add deal.Then you can use the remainder of your cash after the down payment for rehab to force appreciation.Essentially utilizing the BRRRR strategy so you can recycle your capital over and over again.

We are almost at the peak , if not peak , of RE cycle in this are (by just historical data).
