your correct but we are seeing it here in PDX its not wind or hail.. its Moss and needles under the tree's plug cold it works well for those.My client in Indy just has a great product.. for his turn key buyers... they don't pay more for the same cash flow they just get a great house that will hold tenants long term. because the utls are so much less.
