your correct but we are seeing it here in PDX its not wind or hail.. its Moss and needles under the tree's plug cold it works well for those.My client in Indy just has a great product.. for his turn key buyers... they don't pay more for the same cash flow they just get a great house that will hold tenants long term. because the utls are so much less. 

Are you looking for a biz-plan for a specific property type SFR, Hi Rise redo, Garden apartment takeover and operation, etc...Or are you looking for something to assist you with your long range investment goals...ie a personal plan.Being a bit more specific might help you be more likely to get what you want.Good Luck!
