My LTRs average 32% but my STRs average 22% even with the theft factor of replacing toasters, silverware, coffee makers, blankets, pillows, chaise lounges, lightbulbs,hair dryers, etc...

You can usually run a few lamps, alarm clocks, phone chargers, etc no problem, but if the tenant wants to (say) use a hair dryer in the bedroom, they might end up popping a breaker.If you have to run a new circuit just for the window unit(s), consider putting a single outlet next to each unit, instead of the common duplex outlet. 

This was for a Hair-care product. 

I purchased the property with two units leased (a hair below market but units in decent condition) and the other two units needed to be more or less gutted. 

Essentially splitting hairs.

Maybe a hair more if lot rent is super cheap or if seller can finance large part of the sale.  

I'm not trying to split hairs, but you can't develop a personal relationship by asking on a message board.

We are currently also looking for multifamilies in Milwaukee and have one in our cross hairs but unsure of good inspectors for multifamilies in this area.

In most states you need a license to do something as simple as cut hair.
