Also, other than shutting off utilities and winterizing the pipes, is there anything else I should be doing in a very cold climate area to have the best chance at protecting the building until we can get it in service?

I agree with alot of the other investors... first I would see if there are ways to increase your NOI...also looking ahead if you see the area has a history of appreciation then maybe its a long term play but using the FHA loan is great if rates are low and values are low but in this climate you gone have to put 20-25% down to get that cash flow you are looking for.

I've seen a video of flat roof repair where they built a channel for the water drainage, but I wonder if there' something in the northern climate that would not make it practical?

I think you could do well buying in an area with good schools and near a city center of a in a fast growing mid sized city with a moderate climate like Charlotte, Raleigh.
