From there it's a seamless transition to their first paycheck from their first job.

Jordan, Fresno market in my opinion is a great blend of affordable with opportunity still for appreciation and cash flow.

1. wood floors or wood "type" floors(aka Laminate, LVP,)2. new nicer fixtures(not the most cheapest basic ones, but, not over the top) and new switch and outlet plate covers3. clean fresh paint....behr swiss coffee, from home depot factory mixed so, very consistent between batches, and that makes doing spot touch ups and blend ins between tenants, very easy4.

I ended up using zillow for my background checks recently, but the rent collection is seamless and free (if you wait a week to get paid).

Paint the can light trim white, that way they will blend in to the ceiling. 

Living on a sailboat or in a camper can have some issues you won't find in a traditional house-- your "plumbing" situation is not going to be as seamless as what you are use to in a house or apartment... you'll have to deal with holding tanks and sewage treatment and disposal, macerators break all the damn time, 6 gallon hot water heaters, filling water tanks, space is small inside (and often outside), insulation is usually non existent.

It goes with browns and grays and blends with traditional and modern looks, and you never have to wonder about matching different paint colors.  

This Is a blend of MF and SF.

The reason is because if you have an apartment building with multiple tenants, it's easier or more accepted that when you're a tenant in that building, you expect to have the noises that are normal for living in a multi-family building and are prepared to kind of blend in - it's more anonymous.In a duplex, it's more like having to get along with a roommate that you can't kick out.
