Given that the big cities seem to be having a hard time controlling their runaway housing prices, and given that Western Mass isn't that far away and will be better connected by rail soon (to NYC), and given that there are many jobs/household configurations that require just one foot in the door in the City, I think if you pick the right spots in Western MA you will see some genuine appreciation....

I informed him If not gone at my next inspection for them which will be in a couple weeks, I will be having an exterminator company come deal with them, at his cost.8) He has been paying in advance for MOST of his rent. 

Whereas higher prices and maybe better properties could have lower cash flows but more stable and well behaved tenants.

Would you be having those working on the project make decisions about lighting, etc., or would you make those decisions?  

But it also makes people expect you to behave like an agent, and less like an investor..... which means giving more deals to other people and spending more time as an agent than as an investor.

I do because I am able to get tenants who will stay for a year, so on month-to-month I know I will be having a turnover sooner.
