Everything in the area is going like hot cakes.  

We figured any time we could get someone else to pay off the mortgage on a property (over time) we were in good shape, and if appreciation kicked in, that would just be icing on the cake.

I am planning on living in the duplex and renting out the other side, the condo conversion would just be icing on the cake once we are ready to move.

I know a lot of people who care not 5 cents that their cap rate is 2% because the property is a piece of cake and they have more money than they need or want to bother with right now anyway.

I am just finishing up a flip in Anaheim and just purchased another in Huntington Beach. 

But to his credit he had found a huge niche where all that stuff sells like hot cakes.

If everything looks good, and then it happens to appreciate over time, that is icing on the cake.

Donot he surprised by this It doesn’t have to be a beautiful newer home in a nice area  you can make money in all class neighborhoods If you don’t know something bring in those that do , don’t guess and hope things will work out As you gain momentum you can use OPM and scale out but for now just buy something You WILL  suffer setbacks It will not be a cake walk and you must not give up .

Although for me, Indianapolis takes the cake as one of my favorite hybrid markets.

I want to have my cake, eat it too, and still have some more left for tomorrow and the next day.
