Other than lost rent, you have to consider the expenses (water, sewer, insurance etc) for those two months, as well as the higher risk of break-ins, vandalism, getting your HVAS unit stolen for the copper in it - however small that risk may be in that neighborhood, it is still there.

The problem I've had with getting any traction on check fraud or pressing charges against somebody using bad or stolen checks is a jurisdiction fingerpointing game from the police.

sounded reasonable.Fast forward 2 years...I was charged $600 to "replace stolen saloon doors" because there was no official record of me requesting them be removed and stored (even after showing him a photo of the doors on the counter during move out, still no refund!).

Now I needed to clean up and upgrad but had to hire LARGE helpers to "work with me" as I even had tools stolen from my truck in the driveway as I was loading them to go home for the day.
