I cant tell you how many times I hear other "investors" say theyd never buy the properties I buy, and you cant make money on them.....while Im 10 times wealthier than they are....because I actually get in the game, instead of staying on the sidelines waiting for some perfect deal to come along that never materializes.

You may not plan on using hard money but having someone on the sidelines that knows you, knows what you do, and knows how you do it is valuable if you find yourself in a predicament where you need quick cash to jump on a good deal.
