Thankfully in my state we had legislative clarification passed last year, which specifically states online certificates are illegal.

I suppose you could argue a slippery slope that media perception will skew public opinion which in turn could skew legislation which in the end could result in policies that affect our ability to do business... but... wow, that's a stretch.Sure, our egos wish we were all portrayed as Mother Teresa but at the end of the day, does that increase our profit margins?

It would be a great cathartic experience....ESP if we can include our mistakes & what we learned...Many of the very lucrative deals I did in the past seem to have been 'outlawed' by newer restrictive legislation but maybe there are some strategies that new investors would enjoy reading.

The variables that go into the real estate market are so vast (again interest rates, legislation, jobs, economy) that the game is changing and at times, we (you/me...) don't even know something is happening that will eventually trickle down to the real estate market.

But they've got the right idea, fighting against legislation stacked against investors.

Of course, people getting into the business should do their due diligence about what the local government's attitude is toward short term vacation rentals and if there is any legislation coming down the pipeline.All in all I thought it was yet another great show, I got a lot of food for thought as far as potentially doing my own vacation rentals at some point and my impression was she admitted it wasn't really right to sublet without her landlord knowing, although she didn't sound too broken up about it :)When we're young we don't always appreciate what's going on from the landlord's point of view.
