Area of AustinLocation is East Riverside which, from my understanding, is not the highly desired area, but one of major revitalization and quite a bit of new construction.

It seems very similar to the south arlington area in northern Virginia -- where young folks who can't afford rents in north arlington (analog: riverside) go to live.

With your funds I would start in Bakersfield or Riverside areas.

Properties vary widely from Chicago to Rockford to Peoria or down here between East Saint Louis and Glen Carbon.

You might also look at the Inland Empire for multifamily house hacking especially downtown Riverside.

@Glen KnightNYC might be a tad more difficult and pricey but there are certainly great deals in less populated areas that are perfect for buying/selling unwanted rural land.
