Garrett Sutton (the tax professional that actually does Robert Kiyosaki's taxes) actually has a few issues with some of the very advice that you've been given in other responses on this thread.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

The owner rented rooms for $1k each (I think that's what she told me) to young professionals working at MUSC right down the street and to Citadel students.

They have not met minimum threshold expected of a professional PM.
