you're right about the medium term rental, but that is the best phrase I've heard to describe my situation.   

The phrase "just keep" implies laziness and lack of diligence to follow the law your state has for handing security deposit.Tons of mom and pop land lords "just keep" the security deposit all the time.  

Write it down, and you may even practice the conversation so that phrases concerning your interests rolls out with confidence!

I thought I would phrase it a little differently!

Another way to phrase it, "we're going a different way."
