If you do it right, you can be very successful. 

Update: I decided I will pay a $500-750 or so to do an initial hydro-jetting of the system. 

Years ago, being a property manager was what I planned on doing for my retirement gig.

We don’t do deals in Tampa, we don’t do deals in Raleigh Durham, we don’t do 250 unit deals etc etc.

I do not recommend someone who has never owned real estate to do a fix and flip as real estate is challenging and cost prohibitive, I recommend if never owning real estate to start with an asset that does not need major repairs.
