You can do yourself more harm than good unless you know what to do and why, versus what NOT to do and why not.

Dave Ramsey is geared towards people who are not very good at managing their money, and obviously, those people should absolutely avoid credit cards and whatnot.

I spend a lot of time advising investors on what not to do and less on what to do it seems.The other problem is that sellers are sophisticated. 

It has some stable employment and whatnot of its own as well, but really it's recent success is mostly tied to overflow from Seattle.

@Wayne Brooks, I’d love to pick your brain about the exclusions and what not you’ve faced on vacant policies and the insurance companies you’ve worked with for both the vacant and builders risk.
