This property would have multiple income streams, including as an airbnb, wedding venue, bed and breakfast, corporate retreat. 

Great points @James HamlingAbout an "in the red" event aka economic hardship. 

I have had around 100 stays (~35 with the current cleaning company) and no complaints about cleanliness ever, but in the event that there is an issue in the future, I can see how having pictures to confirm or dispute the guests complaints could be of value.

For example we had a group coming to stay for a wedding but after booking realized that it was almost 40 miles downlake from town.

In the event my landlord is interested in selling, I was wondering if I could add value in the short term by, say, converting part of the garage and/or covered porch into a bathroom and maybe a bedroom (currently 3 bed 1 bath).

I met him at an event in Oakland and was not impressed personally all he would say is he does big deals for big money.. and I know how hard it is to do business with those in his community it really surprises me how people followed and invested as much as they did.

And hopefully, this is the worst guest/event that happens to you for all of 2025.
