You're not going to get vastly different outputs without escalating risk and you're old enough to not want to do that.The biggest crime to your outputs by disrupting the inputs is interrupting the compounding interest.

Yes, there is a chance the payment could be rejected for non-sufficient funds on the 19th, but I'm managing 400 rentals and it's pretty rare and the Tenants make good on it 99.9% of the time.

Being that you already have property management experience and feel confident in your ability to manage a single-family or multifamily property, it really comes down to your financial position.If you have a good amount of cash available to put a down payment towards the purchase of a property and maintain sufficient cash reserves (or if you have a partner you can work with who does), then there's nothing wrong starting off with a multifamily property.

Got turned into the AG and one group got nailed criminally I also had FBI in my office about another investor who did this as a financial predator he got prison.So in my mind this is going to play out again with Sub to being taught to the masses and people being people vast majority are honest of course but there will be predators mark my words on that.

@Mario CasarezIn my opinion, you would join a group like this to get access to their community of members, and they shouldn't only be educating, but helping you implement what you're learning, which can be challenging when you're watching videos, but unsure of what the next step is.They should also have a vast network of resources, docs, vendors, that you can leverage.

I think if you can write a solid letter of explanation stating that you are going to commute to Colorado from Washington for 4-5 months out of the year for your job (and why), that should be sufficient enough to run this as a primary residence.
