We do not have much seasonality, but do have some minor peaks that occur in Fall during football season and Spring for University related travel. 

In Tampa, some great spots to consider are University area, Seminole Heights, Ybor, West Tampa, East Tampa, Temple Terrace, and Town 'n' Country—all solid for long-term rentals.

I've been setting my sights on markets with major hospitals or Universities. 

It’s a tertiary market, but has multiple major employers, the largest hospital in the state, and a university.

If your HOA is ok with leases less than a year in length, you may have a potential medium-term rental given the proximity to Kennesaw State University and to Wellstar Kennestone Hospital.
