Will repair the concrete sidewalk to the front porch, had discussed planting some shrubs out front but still undecided on exactly what we're going to do with that.

I think the answer is do enough to get a good rent rate now and hold off on full updating but wanted to hear from others.I am most undecided about the bedroom flooring.  

Still undecided about whether or not to get the LLC right off the bat though.

It would have very good cash flow so I'm undecided.

This was a trial project for us and we are still undecided if we would do it again {an air-to-air heat pump water heater is more cost effective to purchase and operate}.

If you are undecided still, that is completely fine, just a suggestion that may help as you get more information and deeper into your search. 

@Jeff W. take another look, still undecided as the votes come in, but looks like STRs will stick around at least for another 4 years.With that said I would hesitate to buy one there, a testy neighbor can get your permit revoked pretty easily in many cases.
