Like most - I love the idea of an NNN being an extremely passive investment and I'm only looking at names that I feel have history and proven success.

Their zero gravity product is extremely attractive - they loan 96% LTC! 

I know enough about a lot of things to be dangerous, but lack detailed expertise and certifications.I will say that I was extremely disappointed with my last realtors lack of construction knowledge so you will have a leg up there for sure, and you should play up that as a selling point

Trust your gut and ideally go off of a recommendation AND properly vet the lender.  

And, even then, hitting your rate target would still be extremely challenging unless you were paying points up front, in which case it would probably make more sense to just try to put in a bigger down payment (or pay down the balance if refi) instead and get better terms naturally offered at the lower LTV.

He’s over cautious, so I’d like to see what sort of language is there there regarding the deed of trust.

I would more trust a mentor who was part-time, spending maybe 10% of their time mentoring and the other 90% doing deals.

That real-world experience, built on trust and actual deals, was infinitely more valuable than any high-ticket coaching package.

For Example:  All Blue houses make more money.Lots of times, I tell people not to trust me, since my topics can be vetted, plus I don't know their personal situations.Just surprised that people on the Forum don't have more Podcast visits referenced in their bylines.
