I think the opportunities have dried up.  

I have looked into HELCO and just dont know when the time is right to pull the trigger because of the rates.

The prices have gone up a bit since then, but the post construction appraisal on a dry lot are coming out to about $375k and rents about $2300 or so.

Pricing seems to be centering around the 50-80 percentile.The units that used to aim high on pricing have dried up.

Leather is a living material and it will dry out and crack if not maintained.Microfiber is a good choice like @John Underwood said.

Its thin and runny so when it dries/cures its naturally flat and level.
