I totally get where you're coming from—pools are such a great amenity, but they do come with some added responsibility!

To defer all tax you must purchase in total at least as much as your net sale.

If the rent increase was below 8.6% and there was only one rent increase, another rent increase can be done to achieve the total of 8.6% (8.6% maximum increase for the year in no more than 2 separate rent increases). 

So now you have a total of 3.5 hours at $65 (cost to the PM owner) plus $12 for the special light bulb.
