VIRTUAL ASSISTANCE - I will have to onboard a virtual assistant and train them to handle a lot of the aspects (posting properties, signing leases, managing maintenance tickets, etc).

I believe there is still tickets but if not, I may have one available.  

For a hands off investor its just a claim and another service ticket to be outsourced.Go over your declaration page you will have lots of decisions to make.  

I tell them approximately how much all the big ticket items that look like they need to be replaced within the next 3-5 years.

They're targeting credit card companies, banks, hotels, airlines, utility providers, food delivery service, restaurants, auto dealers, event ticketing companies, and last but not least, property management companies.

do you have a good capex budget set aside for the next 5-10 years for any big ticket items?

We have free food and drink tickets.
