Any one have any feedback on them and/or their performance? 

I have opportunity to buy a small portfolio of performing commercial notes with LTV's less than 50%.  

While this job could be performed remotely, working with my peers in person for at least a year is important to me.

You can use a tool like AirDNA to get estimates of property performance in your specific market and with your typical size and configuration of home.

I'd guess half of this final third eventually sold, even if several years later. 

I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.Does anyone use a platform like this and how does it perform for you?

Some states will give the underlying land while others will give the land but expect the newer owner to compensate the old while still others would require the owner to compensate the person who performed the value add.

Lenders that don’t require an appraisal will perform a desktop appraisal but will typically have a very conservative view on the value of the property to protect the company’s investment.
