If a tenant breaks one rental agreement term, it gives me incentive to check up on them to make sure they're not breaking other terms of the rental agreement too.

Since I invest in notes where I can get double digit returns, for me to buy a property the returns need to be higher than what I can get a note for since a note is mailbox $ and do not deal with tenants, toilets and termites.  

Hansen then called me saying that he discovered termite damage and the repair was going to add another 15k to the rehab.

Found a lot of old, inactive termite damage that had to be fixed, so maybe good that we gutted it. 

Also, anyone with wise words on dealing with termites?

My termite guy went out to do the CL100 yesterday and found minor termite damage so that will need to get addressed.
